Our fees include the following services and much more:
- Supervision of rent-ready repairs
- Managing advertising
- Showing your property; Selection and placement of tenants
- Collection of rents
- Overseeing of tenant issues and evictions
- Overseeing of maintenance and repairs
- Move-out and vacancy management including turnovers
- Monthly collection, reporting and payment of privilege (sales) tax
- Monthly electronic distribution of funds
- Monthly and Year-end accounting statements
No. We believe in keeping your costs low and we work very hard to keep them low because our success rides on yours. We deal with the issues that you, as a property owner, need us to handle without upgrading you to a “gold package” or other up-charges. Every client receives our “gold package” service.
No. We rely on a great team of independent vendors to provide reliable and professional services to our clients. What they bill is what you pay. We do not add on supervisory fees because we are committed to your investment success.
We think that when you need to speak with someone, it should he a licensed agent who is intimately familiar with your portfolio, not an office assistant, the accounting department or an answering service. Our office is lean and efficient which keeps our overhead low and is the only way we can continue to offer a high level of service at a fair cost.
Associate Broker, Paulette A. Pelc, has over 35 years of administrative, supervisory and management experience.
Steven M.J. Byers, Designated Broker, has been with the Company for over 10 years. He has expert management skills as well as experience handling insurance issues and HOA relations. He also is an outstanding portfolio analyst.
John Vandercook is our Associate Agent and has, in just over 4 years, acquired expert skills as a manager. He is our in-house leasing specialist and is experienced in managing small apartment units (2 to 12 units).
